
Damp Survey Case Study – Dumbarton Tenement Flat
During an inspection of a traditional sandstone tenement in Dumbarton, the homeowner expressed serious concerns regarding dark staining and peeling wallpaper. My investigation identified a combination of penetrating damp caused by eroded mortar joints and overflowing gutters, alongside significant condensation issues in the kitchen and bathroom. While the ground floor location raised concerns about rising damp, my moisture mapping confirmed the masonry was primarily being saturated from external defects.
To provide a truly independent assessment, I utilised non-destructive thermal imaging and high-sensitivity moisture meters to track the exact path of the water ingress. This process allowed me to differentiate between environmental moisture and structural leaks without the need for invasive wall removal. By taking this thorough approach, I could provide the client with a clear, evidence-based picture of the flat's condition that focused on facts rather than guesswork.
The recommended recovery plan focused on traditional, breathable repairs rather than expensive chemical injections. I advised the client to undertake targeted repointing of the external stone and clearing of the cast iron gutters to stop water at the source. To manage internal moisture, I proposed upgrading the ventilation systems to improve airflow. These straightforward, common-sense repairs provided a cost-effective route to a dry and healthy home, giving the owner total peace of mind for the future.
